Most of what I do is straightforward. Purchases, refinances, families moving across town. Twenty-three years in, those close on time and nobody has to chase me for an answer.

What made that possible is the other kind of file. Self-employed borrowers whose tax returns do not reflect what they actually earn. Investors who outgrew their bank's limits. Families who needed to buy the next house before selling this one. Buildings, timelines, and credit histories that standard programs were never built to hold. By the time an ordinary file reaches me, there is very little in it I have not already solved on a harder one.

A large share of those files did not need anything exotic. They needed someone to read them correctly, and the answer was a normal loan at normal pricing. When the answer really is a specialty program, I will tell you what it costs and why it is worth it, and when the answer is to wait, I will tell you that too. I would rather talk you out of the wrong loan than put you in it.
