For lending teams: the files you cannot say yes to

Your members bring you situations your programs were never built for, and your team hears them every week: "I write everything off, so I do not really show income." "I already have four rentals and I was told that is my limit." "I found a place but I cannot sell mine first." "It is a condo and the last lender said the building did not qualify." "I had a bankruptcy a couple of years back." "It is on acreage." "The seller wants to close in three weeks." "It is a manufactured home."

Your team does not need to learn a single guideline. The only instruction is: do not answer that one, send it over.

The arrangement is deliberately narrow. I want the files your programs cannot do, and nothing else. Your member keeps banking with you, keeps their deposits with you, and comes back to you for everything you offer. You get to replace "we can't help with that" with "we know who can," which is a better sentence to say to a member you value.

Your staff refers; they never take an application or discuss loan terms, and I will say the same thing in any training we do together.
