A home equity line opened on the departing home can fund your next down payment, and that payment can be set aside too. The result is full buying power and a non-contingent offer, without a bridge loan and without moving twice.

The requirement that surprises people is 12 months of reserves, and it is more clearable than it sounds, because equity line proceeds and retirement balances can count. The honest caveat is that this is a timing tool, not an affordability tool, and it deserves a straight conversation about your submarket before you commit.
