ITIN and Foreign National Loans

A Social Security number is not a requirement for every mortgage. ITIN programs serve borrowers who file US taxes with an Individual Taxpayer Identification Number, and foreign national programs serve non-resident buyers purchasing US property, each with their own documentation paths for identity, income, and funds. Visa holders generally follow familiar standard-financing rules, and the right program depends on the specifics of status, income, and the property’s purpose.

These files reward early conversations, because documentation is the whole game and gathering it right the first time is the difference between a smooth close and a stall. If you or a client has been told a mortgage is impossible without a Social Security number or US residency, that was one program’s answer, not the market’s.
