Non-Warrantable Condo Loans

When a condo will not finance, it is almost always the building failing project review, not the buyer failing underwriting: association reserves below requirements, litigation, deferred maintenance findings, too many rentals or too much single-entity ownership, or hotel-style operation. Standard financing declines the whole project, every buyer inherits the problem, and the deal dies late, after money is spent.

I keep multiple in-house programs for these buildings, because different programs absorb different problems, and matching the building’s specific issue to the right one is the actual work. The best move in any condo purchase is running the project question first, before inspection and appraisal dollars go out the door. For listing agents, a unit that keeps collapsing in escrow usually has exactly this problem, and it is solvable before the next offer, not after.
